Amendment to the Building Act: Key changes to the Czech construction permitting framework

The Amendment to the Building Act (in Czech novela stavebního zákona, the Amendment) is aimed at significantly improving the speed and efficiency of build-up in the Czech Republic. Following several previous attempts, the question remains as to whether this new legislative framework will actually result in a more streamlined and simpler permitting process, bringing Czech construction law closer to the standards seen in other EU countries. In addition to the process the Amendment also alters the surrounding architecture: the new system of building authorities, the upgraded regime for planning contracts, the digitalisation of proceedings and the transitional rules governing when the new law kicks in – including what happens to proceedings already underway on 1 January 2027.
